1. Reservation(s)
Will be made for you on receipt of your completed booking form and your deposit or full payment.The deposit amount is 20% per cottage per week.
The balance payment is due 6 weeks before your holiday commences.For bookings made six weeks or less in advance the full amount is payable upon booking.
Failure to ensure that payment reaches the owner in time may result in cancellation of your reservation.
2. Cancellations:
Visitors are responsible for their own cancellation insurance arrangements.
Low season (Outside school holidays)
Bookings of one cottage may be cancelled free of charge providing up to 24 hours’ notice. A refund of any payments made will be returned to the guest.
Group bookings of more than one cottage may cancel free of charge, up to 6 weeks of their arrival date.After this time, every effort will be made to re-let the properties, if we are successful, a refund will be processed based on the re-let value of the cottage.
High Season (School holidays)
All cottage bookings can be cancelled free of charge up to 6 weeks before their arrival date.Any bookings cancelled after this time will receive a refund if we are successful in re-letting the cottages. The refund amount will be dependent on the value of the cottage re let and notice given to the owner.
3. Visitor Responsibilities
Visitors undertake to leave all cottages and its equipment/fittings as they found them in a clean and tidy condition.
Breakages/damage the guest(s) must inform the owners as soon as possible. The owners will inspect, repair, or replace. Dependent on the extent of the damage, the owner reserves the right to charge the guest the amount it costs to repair, replace or the item value. The owners reserve the right to seek compensation for any damage discovered after the guest’s departure.
Behaviour of any guest that is considered unacceptable due to noise or lack of consideration to other guests or if the number of occupants exceeds that stated on the booking form, the owners reserve the right to terminate the booking agreement without a monetary refund.
Games Barn is a shared space for all guests to enjoy. Unauthorised use of the barn such as, but not limited to: removal of play equipment, hire of suppliers, parties, loud music etc without prior owners consent will result in the owners right to terminate your booking with immediate effect and being asked to leave the cottage site without a monetary refund.
Smoking & Vaping is not permitted in any of the cottages or the barn.
Fireworks are not permitted due to the proximity of livestock and out of deference to other guests.
Pets quiet well-behaved dogs are permitted in:
Gaffers Cottage – 3 dogs, The Lodge – 2 dogs, Granary – 2 dogs, Waterside – 2 dogs and Stables Cottage – 2 dogs. The pet fee is £15 per animal per week or weekend. Disability dogs are free of charge. The guests’ dogs must not be left unattended in the cottage at any time or allowed in the bedroom areas. Dogs must be kept on a lead whilst being walked on the farm. All dog mess must be cleared. Permission for any other pet must be ascertained before booking.
Horses are privately owned and cannot be touched or fed during your stay. Like people they can have health problems and feeding them may harm their health. They are also large animals, stroking or touching them is a danger to yourself and them.
Wifi the hirer agrees not to use the premises’ broadband facilities for unlawful purposes.
4. Owner Responsibilities
The right of access to the property is retained by the owners.
Prices are inclusive of heating, towels and linen.
Cottages are available from 4 p.m. on the day of arrival.Departure is requested by 10 a.m. on your final morning unless you have made alternative arrangements with the owner.
